Our Process
No two construction projects or construction companies are identical. We love to work with our clients to accomplish their unique projects. While each project is unique, we do have a process to deliver a timely and well executed project for each of our clients. There are 3 phases to our process, explained below with some answers about when you can expect payments to be due.
3 Phases
ESTIMATE
When you request an appointment with us to see your project and hear your ideas, we will schedule a time with you within 2 weeks to meet. Garett, our General Contractor, and Sarah, our Project Operations Manager, will come out to learn about all of your project and hopes, free of charge. Within 2 weeks of meeting you and seeing the project, we will provide a line item estimate on Google Sheets of what it will cost to execute your project.
DESIGN+PRE-CONSTRUCTION
The next step is to start (or complete) your design process. We always love to work with and recommend Swoon House Studio, but if you already have a designer, or have one in mind, we are happy to work with your preference. Once you have a design that you are ready to have quoted, we will work with you and your designer to create the Construction Quote specific to your final Scope of Work and chosen materials. If you would like us to quote your completed design, we will send you a Pre-construction Services Agreement and a deposit request. This agreement does not commit you to working with Ro3 as your builder, but instead gives you our expertise before construction to make sure that you are very comfortable with pricing and expectations before construction would start.
During pre-construction we will ensure your design, budget and costs all align. This phase of the process is what will set the construction process up for success in terms of costs, timeline, and design execution. It can take 2-6 months, depending on the complexity of the design and how quickly you are able to make decisions. Once we have the Pre-construction Services Agreement, we can estimate during which season your project could start. We operate our schedule as first come, first served, so this would make sure that you don't get pushed to the back of the line. The Pre-construction Services fee is not an additional fee and will go towards your overall project budget if you choose Ro3 as the builder. It is time to move into the next phase when you have approved the final design and the Construction Quote based on your specific selections and design.
CONSTRUCTION
In this phase, we will send the Construction Quote and Construction Contract that lays out more specifically when we plan to start your project and the terms of the agreement. With the signed contract, a 10% deposit plus material down payments (like cabinetry, etc) that are due. After both of those contracts, we will not collect any more money from you until we start work.
During Construction, we will communicate often via email primarily, but occasionally via text/phone call about timeline, pricing, payments, etc. Once a month, we collect money relative to the amount of work we have completed versus the amount you've paid us. We will always leave out a little bit for the very end to make sure you haven't paid us in full until we have completed building your project.
